CONDO PROJECT EXPERIENCE
Darryl has served in various capacities over the past three decades, including being state (Michigan, South Carolina, Florida) CAM-licensed on occasion as circumstances have dictated, at condo-structured projects in various stages of development, operations, and degrees of distress (a representative listing only): 


During second half of 2009, provided pre-opening and consultancy services on behalf of the owner/developer, and his affiliated marketing company, for the open and operating Palisades Resort (99 two- and three-bedroom condo units) and the contiguous Grande Palisades Resort, a fractured $200 million mega-condo resort project (890 two- and three-bedroom condo units, and in excess of 2.0 million square feet) under development in the Orlando marketplace (with $140+ million in development cost incurred to date), the completion of which is on hold pending further action by the FDIC since its takedown of the lead bank of the developer lender consortium (65 banks) in mid-2009.

Created program structures, formats, chart of accounts, rental split models, and produced pro formas, sensitivity analyses, budgets, etc. in support of efforts to attract capital for the development, renovation or repositioning of various destination resorts with condo, timeshare, vacation club and/or fractional components.

At various times during the 1986-2002 period, marketed and managed with BVHG partners a number of projects with common interest associations (COAs) and wholly owned condos in rental programs:
 
Operated the condo rental program at Seabrook Island Club (South Carolina) for participating           owners, meeting regularly with the HOA Board of Directors to communicate and address                   issues;

Throughout the 1990s managed the PGA National Resort and Spa (Palm Beach Gardens), a               world class destination resort, including the 200+ wholly owned cottages (condo units) rental             inventory pool; and

Served as partner-in-charge of the Castillo Del Mar (Miami Beach), following its conversion               from traditional hotel to residential condominium.  On behalf of a team of unit owners that               purchased commercial rights to the front desk, created a condo rental program and entered             into contracts with 175 individual owners for the rental of their units.

During the late 1980s and early 1990s, served as BVHG’s partner-in-charge of the 269-unit Radisson Suite Beach Resort on Marco Island, a property fronting on the Gulf of Mexico that was originally built as a residential condominium but which we successfully operated in its converted use as a condo resort.

Served in the early 1980s as operations director and controller of the Homestead Resort (Glen Arbor, Michigan), on behalf of the owner/developer of this completed 400+ unit condo resort development on Lake Michigan which was governed by thirteen (13) distinct condo owner associations (COAs).  Developed budgets for the resort's common and limited common elements, directed the service staff, and served as liaison between the resort owner/developer and the condo owners, meeting quarterly with each COA board of directors…all thirteen individually, since there was no umbrella/master COA…to communicate policies, coordinate actions and address concerns.
